Selling a home deserves more than putting it on the market.
A thoughtful sale is built on preparation, judgment, coordination, and steady communication. After more than 15 years helping sellers in West Michigan, here is what that looks like in practice.
What a thoughtful sale involves.
Great service is easy to promise and hard to picture. So instead of adjectives, here are the seven things I actually do when I help someone sell.
Understand the move
Every sale starts with what it needs to accomplish: your timing, your next step, the numbers that matter, and the constraints you’re working within. I build the plan around that, not around a template.
See the property through a buyer’s eyes
I give you a candid walk-through of strengths, presentation concerns, and the details likely to affect buyer confidence, including the things owners stop noticing after years of living in a home.
Prepare selectively
Not every project is worth doing before a sale. I help you separate the preparation that matters from work that would be unnecessary, so time and money go where they count.
Position intentionally
I coordinate pricing, photography, presentation, launch strategy, and the story of the property as one plan, so the home meets the market clearly and with purpose.
Manage communication and momentum
I keep you informed without your having to ask. I share feedback, showings, and next steps clearly, and I bring decisions to you with context and a recommendation.
Negotiate the whole offer
Price matters, and so do contingencies, timing, certainty, and your priorities. We weigh offers together, so you can choose the one that best fits what the sale needs to do.
Carry the details through closing
Inspections, appraisal, title, repair conversations, schedules, and handoffs all stay on my radar until the keys are exchanged, and I handle the transition around the sale with the same care.
The sale is only part of the move.
Selling often means leaving a home that has meant a great deal, deciding what comes along, and lining up what comes next.
I keep the larger picture in view: the timing of your next home, the logistics of the transition, and the conversations that make a major change feel manageable. If there are family members, advisors, or other professionals involved, I work alongside them.

Questions sellers often ask
How do I know whether now is the right time to sell?
It depends on your plans as much as on the market. I start by understanding your timeline, your next home, and your financial picture, then talk through the tradeoffs of selling sooner or later.
Do I need to renovate or repair before listing?
Not necessarily. Some work meaningfully improves buyer confidence, and some does not. A property walk-through helps identify which items are worth addressing and which can be left alone.
What if I’m buying my next home at the same time?
Coordinating a sale and a purchase is one of the most common challenges in a move. I plan both together so timing, contingencies, and logistics work in your favor.
What does your communication look like during a sale?
You’ll hear from me proactively, with clear updates and next steps, so you are never left wondering where things stand.

A conversation costs nothing. Tell me about the home and the move, and I’ll tell you honestly what I would do.
